Did you know that there are still neighborhoods in São Paulo where you can buy a home for up to R$350,000? It seems hard to believe, but it’s true! The survey was conducted by Loft’s data platform and was based on ITBI payment records maintained by the São Paulo City Government.
However, the study shows that the real estate market is quite uneven: there are properties both in central areas of the city—though with smaller units—and in outlying areas, where there are more options available for the asking price.
The sample used in the study comprised transactions made between January and June 2026. During this period, there were 2,931 property transfers across 168 streets, with each street accounting for approximately 10 transactions.
However, this does not mean that all properties on the streets analyzed in the study cost exactly R$350,000. The selection highlighted the streets that recorded the highest volume of sales in this price range.
Streets and neighborhoods with properties priced at up to R$350,000 in São Paulo

According to the study, a large portion of the options are located in the central regions and in the South, North, and East zones.
In the ranking, neighborhoods such as República, Sé, Bela Vista, and Campos Elíseos feature properties including older, compact one-bedroom apartments, studio apartments, and studio units. The main advantage of this area is its proximity to downtown and to subway stations.
In Brás, on the other hand, the price point offers more compact units and older properties near the neighborhood’s bustling commercial areas. In Sacomã and São Lucas, the apartments are more budget-friendly, including units geared toward families.
And in the Pirituba, Jaraguá, and Cachoeirinha neighborhoods, apartments are larger and there are older houses, offering more space for the same price as options located in the city center. Itaquera, Campo Limpo, and Cidade Líder offer affordable housing and residential complexes.
However, it is important to remember that these are not homogeneous neighborhoods. The price generally reflects a combination of property characteristics, such as location, condition, and demand.

According to Loft, some streets and avenues stand out for their average sale price. The two main ones are: Avenida Aparecida do Rio Negro, in Pirituba, which recorded 83 properties priced at up to R$ 350,000; and Rua Brigadeiro Tobias, in República, which features properties starting at R$ 287,000.
To ensure data accuracy, the database used focused on property transfer records. Therefore, it included only completedpurchases, not mere listings.
Overall, the figure of R$350,000 became a benchmark for the study because a survey conducted by Loft during the second quarter of 2026 found that approximately 41% of São Paulo residents planning to buy a home in the city were looking for units in this price range.
