Anyone who lives in São Paulo knows that rent is only part of the bill. Hidden factors, such as transportation costs and time spent in traffic, can have a significant impact on your monthly budget. That’s why OndeViverEmSP is essential for finding an affordable rental in São Paulo! After all, this free platform cross-references information on housing, commuting, and access to services throughout the city.
The tool lets you compare neighborhoods based on your budget, workplace, and personal priorities. This makes it easy to determine whether a lower rent is truly worth it when considering daily expenses and the quality of life in São Paulo.

Discover the app that helps you find an affordable rental in São Paulo
Conceived by Marcos Paulo das Chagas, OndeViverEmSP aims to make the hidden costs of housing less invisible. The developer realized that prices in real estate listings needed a real counterpoint regarding neighborhood infrastructure.
One of the surveys has already identified 12 districts in São Paulo that combine rent below the district average with a distance of less than 1.5 km from a subway, train, or monorail station. Nine of them are in the East Zone, notably neighborhoods such as Artur Alvim, Itaquera, and Sapopemba.

How to Use OndeViverEmSP
In addition to being free, the app is simple to use. Just type in a street name, and the platform will display nearby businesses and services. The system estimates the walking time to the nearest locations, helping you understand what you can reach on foot and what requires longer trips. A search on Avenida Dona Belmira Marin in Grajaú, for example, finds dozens of grocery stores and bars but reveals a lack of banks in the area.
The app also filters local infrastructure by defined categories, such as education and healthcare. Using INEP’s School Census, the platform distinguishes between public schools, private schools, and private schools affiliated with the city government.
The information comes from official sources such as IBGE, the Federal Revenue Service, the Ministry of Health, INEP, SSP-SP, and TSE, as well as OpenStreetMap and real estate portals. Each survey cites its sources and reference periods.
